One of the most common problems landlords face is unpaid rent. Lease (租约) agreements should state the due date for payments
If you have never had a problem with the tenant (租户) in the past, you are likely to give them a pass.
You can impose a rent protection lease violation (违反) fee or a late payment fee as well. That way, tenants can have some room to breathe and you still receive checks in the mail.
But, if the tenant refuses or fails to pay rent, you can first issue a lease violation notice or, in this case, a pay-or-quit notice. This notice should demand payment of the amount due by a specific time. If the tenant fails to settle their debt by the deadline, you can force them out of the property.
Another problem is property damages. They are not only time-consuming to deal with, but they can also be very expensive. So immediately before your tenant moves in, it is a good idea to document the condition of the property. Hire a professional to conduct an inspection to get a written assessment of the state of the property. You can also take detailed photographs of the property, making sure to have your tenant sign the photo log.
41
To avoid unpaid rent, what should a landlord do when signing a lease agreement?
(A) Ask the tenant to pay a deposit.
(B) State the due date for payments
(C) Investigate the tenant's background.
(D) Double-check the lease agreement.
42

(B) contact him one more time
(C) force him to leave the property
(D) remind him of the possible consequence
43
Before your tenant moves in, you are advised to ____.
(A) go over the lease agreement again
(B) put your apartment or house in order
(C) take final readings of the electricity meter
(D) document the condition of the property
44
After taking photographs of the property, you should ____.
(A) ask your tenant to sign the photo log
(B) make copies of these photographs
(C) send the photographs to the tenant
(D) write the date on the photographs
45
